Phoeniz Suites @ KL City Centre is a 53-storey freehold serviced residence developed by Exsim YKS 54 Sdn Bhd, a member of the EXSIM Group. It comprises 394 serviced suites on a 0.56-acre freehold commercial (HDA) site in the heart of Kuala Lumpur, along Jalan Liew Weng Chee off Jalan Tun Razak. A GreenRE-accredited green building, it is inspired by the mythical phoenix — a symbol of rebirth and resilience.
Phoeniz Suites is developed by Exsim YKS 54 Sdn Bhd, a member of the EXSIM Group — one of Malaysia's most decorated developers, established in 2008 under the philosophy of New Age Ingenuity. EXSIM's KLCC and Bukit Bintang serviced-residence portfolio includes Scarletz Suites, Ceylonz Suites, Hugoz Suites, Hanaz Suites, Branniganz Suites and Kyliez Suites, and the group is a FIABCI Malaysia Property Award winner.
It is a single 53-storey tower with 394 serviced suites, built on a 0.56-acre (about 24,394 sq ft) freehold commercial (HDA) site. The development includes a mechanical car park (174 bays plus OKU and P-Hailing lots) and six passenger lifts plus one service lift.
Phoeniz Suites sits on Jalan Liew Weng Chee, off Jalan Tun Razak, in Kuala Lumpur City Centre, directly beside the Ampang–Kuala Lumpur Elevated Highway (AKLEH) and adjacent to EXSIM's Hugoz Suites. Suites enjoy views of the KLCC skyline, KL Tower and M118 (South-West), Ampang, Genting and Setiawangsa (North-East), the Royal Selangor Club and TREC (South-East), and Taman Tasik Titiwangsa (North-West). With direct access to AKLEH and Jalan Tun Razak, KLCC, TREC and the wider city core are within a short drive.

A dual-key suite (Type B1 and B2) is a single titled unit split into two self-contained spaces, each with its own entrance and bathroom. You can live in one and rent the other, or rent both independently on Airbnb, Agoda and Booking.com — creating two rental streams from one property.
Phoeniz Suites holds a freehold land title — ownership is perpetual. Freehold tenure in the Kuala Lumpur city core is relatively scarce and supports stronger long-term capital retention and financing flexibility.
Yes. Foreign buyers may purchase units at Phoeniz Suites. In Kuala Lumpur (Federal Territory) the minimum purchase price for foreign ownership is RM1 million, and all Phoeniz Suites layouts are priced above this threshold. Purchases follow standard Malaysian property procedures.
Phoeniz Suites is in its early pre-construction phase. Expected completion is 60 months from the date the APDL (Advertising Permit & Developer's Licence) is obtained. EXSIM has a strong delivery track record across its completed serviced-residence projects.
Based on the Mana Mana Hospitality forecast, projected annual ROI is approximately 7.66% (Type A), 8.69% (Type B1) and 9.10% (Type B2). The forecast assumes about 83% occupancy (around 25 sellable nights/month) with average nightly rates from RM350, an 80% owner revenue share, less operating expenses. These figures are projections for indication only and not a guarantee of returns.
Option 1 (Flexible): a Minimum Rental Return of 4% on nett price OR an 80/20 revenue share, whichever is higher, for 3 years, then 2 years of 80/20 share.
Option 2 (Guaranteed): a Guaranteed Rental Return of 6% on nett price for 3 years, then 2 years of 80/20 share — limited to the first 100 units, first-come first-served. Terms & conditions apply.
Because a single title is split into two lettable suites, owners can earn from two independent rental streams at once — listing both keys on short-stay platforms, or living in one while renting the other — improving gross yield per square foot compared with a conventional single-key unit.
Elevated sky facilities crown the tower: a Sky Pool & Sky Pool Deck (Level 52), a Sky Gymnasium and Sky Music Lounge (Level 51), and a concierge lobby with co-working and meeting rooms (Level 3A). There is 24-hour security with access-card control and CCTV, landscaping, a mechanical car park (174 bays plus OKU and P-Hailing lots) and six passenger lifts.
Suites are operated by Mana Mana Hospitality, EXSIM's hospitality arm, which runs EXSIM's KLCC and Bukit Bintang serviced residences as premium Airbnb stays. The 20% management fee covers Airbnb/OTA listing & marketing, professional photography, 24/7 guest service, housekeeping & maintenance, social media, CRM and operations systems, back-office support and monthly finance reporting. Owners keep 80% of revenue, less operating costs such as utilities, laundry and wear & tear.
The indicative maintenance fee is RM1.21 per sq ft, inclusive of the sinking fund. Maintenance charges are subject to change and confirmation by the developer and management.
The developer package includes free legal fees on the Sale & Purchase Agreement and on loan documentation & stamping, plus a furnishing package. A bare package by EXSIM includes a digital lockset, surface downlights, bathroom accessories and an engineered wooden door, with an optional free upgrade to a fully furnished package by Mana Mana Hospitality (fridge, microwave, air-conditioning, smart TV, sofa bed, mattress and more). Packages are subject to terms and may vary by unit type.
Register your interest with the sales team, book a viewing, select your preferred unit and pay the booking fee, then sign the Letter of Offer and execute the Sale & Purchase Agreement under Schedule H of the Housing Development Act.
